The Metlox Block Project is an approximately 64,000 sq. ft. extension to Downtown Manhattan Beach, the City’s upscale commercial walking district. Situated on a two acre parcel 3 blocks from the beach and pier at the gateway to Downtown Manhattan Beach. The Metlox Block will house a select mix of lifestyle shopping, dining, and entertainment uses.

The Metlox Block is designed with one and two story buildings oriented around the a new public "Town Square - community living room", streets, and outdoor paseos. The Metlox Block will introduce approximately 25,000 sq. ft. of new retail, restaurants, a bakery, and ice cream fountain; a 38 room boutique hotel; and approximately 15,000 sq. ft. of loft style offices and a full service day spa.

The design, ambiance and amenities of the Metlox Block will capture the unique character and feel of Manhattan Beach, including the strong beach and pedestrian orientation, with its inviting public Town Square with interactive fountains.

Location

The Metlox Block site is bounded by Manhattan Beach Boulevard on the South, Valley Drive on the East, Morningside Drive on the West, and the Manhattan Beach Civic Center to the North.


Demographics
The City of Manhattan Beach is an exciting, active community with high disposable income. The project will benefit from strong local density and abundant tourist and visitor traffic.

Within a three-mile radius of the Metlox Block, there is a population of more than 125,000 people, and within a five-mile radius the population exceeds 350,000.

There are some 50,000 households within the three-mile radius and more than 140,000 in the five-mile trading area. The average household annual income within a one-mile radius exceeds $141,000. More than 51 percent of the resident market within the five-mile trading area is aged between 21 and 54 a prime market for the goods and services to be provided by the Metlox Block.


Parking
The project will be serviced by approximately 450 subterranean parking spaces. The adjoining Civic Center is being redeveloped with additional parking.
