The Claremont Village Expansion project introduces a 125,000 square foot Specialty Lifestyle Center featuring Retailers, Restaurants, Cafes, a 5-Screen Laemmle Movie Cinema, Office Space and a 25 Room Boutique Hotel into the Historic Claremont Village Shopping District. The expanded Village will offer the region’s affluent yet under-served population an appealing mix of upscale tenants, such as a 5 screen cinema, specialty food stores, home furnishings store, clothing retailers, unique specialty stores, restaurants and cafes. Tenants will be housed in street retail buildings along Indian Hill Boulevard and the Public Plaza "Town Square" - an outdoor living room for the community.

Location
The Project is located at the prominent intersections of Indian Hill Boulevard and First and Second Streets (the "Town Square" intersection) in the Claremont Village Shopping District in the City of Claremont, California.

Accessibility & Visibility
The Project is located on Claremont’s primary north/south street, freeway accessible via the Indian Hill Boulevard on/off ramps from the 10 Freeway, +/-.5 mile to the south of the Site, and the newly completed 210 Freeway Extension, +/-1.5 miles to the north.

3 blocks from the prestigious Claremont Colleges.

Adjacent to the historic Claremont Village Train Station (with daily Metrolink and Amtrak service), which connects Claremont to downtown Los Angeles and beyond.

The Community / Demographics
The City of Claremont is the "jewel" of the San Gabriel Valley. A "New England" style university town with pedestrian friendly streets and an east coast ambiance, the City of Claremont has a rich history and an affluent and well educated population. The City of Claremont’s populace of 35,413 (1/1/99) is 59% college educated and enjoys a average household income of $91,605 per year. The Project’s trade area of +/-432,000 people, includes the communities of Claremont, La Verne, Glendora and Upland, with an estimated 142,942 households, an estimated average household income of $75,041, a median age of 34.6 years, and estimated 15,432 businesses and 155,171 employees. The City of Claremont is home to the prestigious Claremont Colleges (located three blocks from the Project site), a highly regarded cluster of seven (7) independent colleges, serving 6,500 students with 3,300 faculty and staff: Pomona College, founded in 1887; Claremont Graduate University, 1925; Scripps College, 1926: Claremont McKenna College, 1946; Harvey Mudd College, 1955; Pitzer College, 1963; and the Keck Graduate Institute for Applied Life Sciences, 1997. Cal Poly Pomona (located in adjacent Pomona) enrolls 11,000 students.


Parking
The Project will be served by a new +/-500 car public parking structure owned and operated by the City of Claremont. Additionally, +/-95 on-street parking spaces have been constructed on the streets adjoining the Project. The Project will include a +/-23 car surface parking lot at 2nd Street.


Public Private Partnership
The Claremont Village Expansion is being developed as a public private partnership between the City of Claremont and Tolkin Group.
