LOCATION
Located on Downtown Merced's 100% block, Main Street
and Canal Street and K Street, Mainplace is surrounded by Downtown
Merced’s Central
Business District Office and Retail uses, including Merced County’s
Administrative Offices and Courthouse, Merced City Hall, Federal Building
(including a post office and the offices of the local congressmen) and
Merced County Board of Realtors.
Merced is noted for its rapid growth, strong record of
public safety, its public facilities, and its favorable demographics
and retail sales growth. In fact, per capita retail sales in Merced exceed
those of neighboring Modesto and Fresno. Merced is home to one of the
newest University of California campus's. Classes on the new campus will
commence in 2005 with a total enrollment estimated at 25,000 students.

1/3 of the +200,000 population of Merced County, generates over 50% of
the taxable retail sales in the County, with Downtown Merced accounting
for over 40% of that total. In addition to being frequented by local
residents, Downtown Merced is a regular destination for shoppers from
Atwater, Los Banos, Chowchilla, Mariposa and other smaller communities.
Sales of national retailers in Merced typically exceed industry averages,
and such stores frequently perform above the chain average. Additionally,
Merced is the 19th fastest growing market area in the nation (13% annually).
Merced is also projected to have the 2nd fastest income growth in the
nation over the next 10 years. 1996 Projected Purchasing Power in Merced
is $2,817,413, or $44,449 per household.
ACCESS
The 99 and 59 Freeway intersects the Downtown Merced
providing easy freeway access for shoppers from neighboring communities.
With substantial frontage on 16th Street and Main Street the Project
is easily accessed from the 99 & 59 Freeways. G Street and R Street intersect Main and
16th Streets to provide easy access from Merced’s residential communities.
Additionally, 16th Street serves as the business route for the 99 Freeway.
PARKING
On-site surface parking. In addition, approximately
1,400 parking spaces in the Downtown Parking District. The parking is
free to customers on a non-exclusive first come first serve basis.
